reporting facts to our costumers

Hilo Home Inspections, LLC provides reliable and honest home inspections in the Hilo/Puna area and across the Big Island of Hawaii.

Our home inspections reflect in full honesty the situation of the home at the time of the inspection, reporting the cold, hard, actual truths of the home’s physical state during the visual inspection.

We follow the ASHI Standard of Practice & InterNACHI Standard of Practice and always keep ourselves up to date with ASHI & InterNACHI training & home inspection standards.

Plus, to serve our clients better, we stretch our inspections beyond ASHI & InterNACHI standards of practice, by reporting/disclosing health issues & other potential dangers surrounding a home specific to Hawaii’s environment and conditions; things we feel a home buyer should know, especially for those who are not familiar with purchasing a home in Hawaii.  - Health concerns that may be reported after visual inspection include mold, Canec ceilings or walls which contain arsenic (older homes 1930-1960’s), asbestos, and possible termite infestation.

If requested, we have the ability to conduct testing of wireless frequencies, regarding cell towers and wireless modems surrounding the home.

We also scan the property we inspecting with infrared/Thermal imaging to explain and shows our client how much hot the house is and the effectiveness of the insulation if present.

We will reflect the impact of time on the home’s structure in our inspection report, most notably the roof condition and exterior walls which protect the entire house from water & the foundation that holds the home structure together.

When we find any issues and report them on the home inspection report, we always recommend consulting a professional for more investigation.  The professionals can provide opinion and cost for repairs/resolution of the issues.

Our inspection report provides an educational overview of every visual aspect of the home that is an informative tool for home buyers or sellers during the buying or selling process.

Buyers and buyer’s agents will receive a very good, honest, and reliable perspective of the condition of the home they are purchasing so they can make educated decisions about the property.

Many times the inspection report summary/punch list will help negotiate price or request repairs prior to closing. For this reason it is a very good idea to have a home inspection performed during the home inspection period of the sale.

For sellers who are preparing to list their home for sale, we conduct a pre-selling inspection and report that provides a punch list of all the items recommended to complete prior to listing the home for sale.  (We can also recommend reliable handyman/licensed contractors to assist in repairs and help prepare the home to look its best prior to listing.)

A pre-selling inspection is helpful to use as a marketing tool for sale by owner or your listing agent to show the home has already been inspected prior to listing.
Buyers will find this attractive, that the owner/seller has invested to make sure the home is in good condition before selling.

At Hilo Home Inspection, LLC we value honesty most of all.  We started our services to help home buyers/sellers get an honest overview about the home they hope to buy and will always stand on this. Our home inspectors have over 20 years of experience in real estate and home building. Our experience stretches all the way from the middle east to Hawaii.  We gained extra experience working with humanitarian organizations like Habitat for Humanity & other agencies of disaster response to help rebuild thousands of homes after war’s end and damages through many cities and villages.

We generate our home inspection reports using the most advanced software found in the home inspection industry today called Spectora - where everything including the inspection agreement signing, payment processing, and delivery of the completed home inspection viewed/printable pdf is all online/cell phone friendly.  Text messages for scheduling alerts etc, are set up to provide regular communication to both buyers and their real estate agent.  We try to make the process simple and streamlined for all involved. We are happy to answer all your questions regarding the home and home inspection at any time before or after we deliver your home inspection report.
